The Uptown Worthington Tract

The Uptown Worthington Tract was previously home to the Worthing Steel Company, 84 Lumber and other large commercial/office buildings and had historically been used for industrial activities since the late 1950’s.  The redevelopment of this Brownfield consisted of 752 multifamily units, 185,000-sf of office space, and over 700,000- sf of commercial retail space.  Which makes this site a unique destination with a mix of premier retail space, gourmet and fast-casual and elegant restaurants, luxury apartments and the office center.  This 103-acres site presented several challenges that had to be overcome with innovate design which we were able to provide for our client.  The site’s Brownfield status required some environmental cleanup, the site is located in an Exceptional Value watershed which requried additonal permitting, the incorporation of the Chester Valley Trail through the site, portions of the site were located in the floodplain which had to be revised, and the necessity to work with PECO to provide on-site parkinig and stormwater management under their high-voltage power lines.

Millenium

The 26.5-acre Millenium Tract is a Brownfield site comprised of several parcels which has been redeveloped to include 684 multifamily units, over 750,000-sf of office space, 54,000- sf of commercial retail space and is home of the Conshohocken Rowing Center. Revelopment of this site, which was previously home to heavy industrial uses, began in 1999 and continues to evovle. The site hosted the signing of the Small Business Liability Releif and Brownfields Revitalization Act by president George W. Bush in 2002. This 103-acres site presented several challenges that had to be overcome with innovate design which we were able to provide for our client. The site’s Brownfield status required some environmental cleanup, the site is located along the Schuykill River and is entirely in the floodplain.

    Bala Master Plan

    APEX Design + Engineering Group is the Project Engineer for Tishman Speyer on the redevelopment of One, Two & Three Bala Plaza. Bala Plaza is a four-building office/retail complex located in Bala Cynwyd, which is situated in a significant suburban submarket positioned just outside of Philadelphia’s central business district. Built between 1967 and 1982 Bala Plaza provides over 1,000,000 square feet of total rentalble space. The first phase of the project involved a grand 4-story lobby addition to One Bala to create a more defined sense of arrival.

    The current redevelopment plan envisions the construction of ten structures comprised of over 2,000,000 square feet mixed-use space. The uses inlcude office, commercial retail, restaurant and 757 multifamily residential units. Site improvements include stormwater management, utility infrastructure, structured parking facilities, vehicular site access/circulation, pedestrian pathways, multi-purpose pathways, bicycle racks, public gathering spaces, and an outdoor amphitheater.
